Choosing the Right Agent to Sell Your Home

Selling your house is a big decision and having the right partner guiding you through the process is essential. This is why choosing the correct real estate agent is so important. There are so many factors beyond just shopping around for the agent that takes the smallest cut. Luckily, here at Maxprop we have spent the last 60 years honing our skills and knowledge, so we know exactly what makes the perfect professional property partner. 

Here's a few things we think you should consider:

Local is lekker! Ask around on a community WhatsApp group to see which agents are active in your area. They will know your suburb and be better equipped to find a buyer that will fall in love with your property. Personal recommendations from friends, family and neighbours are the best way to get a shortlist of agents together. The next step is to make sure the agent is properly registered. Ask to see proof of the agent's Fidelity Fund  Certificate. Of course, the easiest way to ensure your chosen agent is registered is to use a reputable and established agency (hint: that's us!). South Africa's property industry is heavily regulated, so an agent being properly registered is a stamp of confidence in their competence and ensuring your interests will be protected. 

Ask questions! Ask your prospective agent about their track record and how long they have been in the industry. Check their knowledge of properties for sale in your area and how many they have sold in the area recently. 

See what their marketing strategy is. Property needs to be posted on social media channels and property websites with engaging wording and beautiful photos. Property adverts with poor photography don't look professional or attract sellers. Always remember to trust your gut. Selling a house is not a quick process, so the agent you choose will be in your life for months. You need to feel comfortable with the estate agent and confident that they will act in your best interest. Are they available to meet you when you have questions or do you feel like they blow you off? Do they take the time to make sure you understand the process? Communication is so important. If they don't pass the vibe check, move on! Meet with more than one agent to make sure you have made the right choice.
